Concrete Slab Cost in Sale (2026): Shed, Garage and House Slabs
The first question on most slab jobs is the same. What is your square-metre rate. It is a fair question, and it is the one we cannot answer down the phone. What 'slab' even means changes completely between a hobby shed out the back, a domestic garage, and an engineered house pad ready for a frame to go up. The concrete, the steel, the thickness, the soil and the inspections all shift, and most of what moves the price sits in the ground before a single barrow of concrete goes down. Here is how slab pricing actually works in Sale in 2026, a ballpark so you can budget, and what should be on the quote either way.
Why there is no single square-metre price
Plenty of operators will give you a square-metre rate over the phone. Plenty of homeowners take that number, ring around, and go with the cheapest one, then pay for it in variations once the first dig opens the ground up. The slab itself is maybe 40 per cent of the cost. The other 60 sits in excavation, base prep, the membrane, formwork, the reinforcement schedule, control joints, the pour method and the cure. None of that shows up on a measurement off Google Maps, and almost all of it changes from one block to the next.
That is why we do not put a single rate on a slab, and why a quote that does should make you cautious. A flat phone price either assumes the easy version of your job or it leaves the hard parts out and bills them back to you later. The number that matters is the written one, after Nick has walked the block, checked the soil and the access, and worked out what your slab actually needs. We would rather lose the job to a cheaper quote up front than win it and surprise you with a variation halfway through.
A ballpark so you can budget
You still need a rough figure to plan around, so here it is. These are the 2026 ranges we see in Sale, supplied and laid. Treat them as a starting point for budgeting, not a quote, and read the notes column closely, because that is where the spec that holds the price up actually lives.

There are line items on top of the m² rate that get added when they apply. Excavation in tight access (think backyard sheds with no machine entry) runs additional labour. Plumbing penetrations and inspection coordination on a house slab carry a separate line. If the site needs a pump truck instead of a kibble, that is usually $1,200 to $1,600 minimum. Spoil cart-away from a deep dig is per cubic metre on top.
What a real quote covers, and what a cheap one quietly drops
Here is what a proper line-item slab quote in Sale covers. When a quote comes in well under the ranges above, it is almost always because one or more of these has been left out and not mentioned. Run down the list and ask.
- Set-out and excavation to depth, including spoil cart-away if needed
- Compacted crushed-rock base, typically 75 to 100mm of class 3, blinded if the engineer calls for it
- Damp-proof membrane (typically 0.2mm polythene) lapped and taped over the base
- Edge formwork, set out to fall where required
- Reinforcement to spec: mesh (SL72, SL82 or SL92) on bar chairs, with N12 or N16 trench mesh in edge beams for engineered slabs
- Concrete to the right strength: 25 MPa for light-use shed slabs, 32 MPa for garages and house slabs, with the right slump for the pour method
- Control joints saw-cut in within 24 hours
- Curing program (poly cover or curing compound) for the first seven days
- Workmanship warranty in writing
Shed slabs (non-engineered)
A non-engineered shed slab covers hobby sheds, garden sheds, lifestyle-block storage and most pre-fab kit sheds up to around 60 m². Typically a 100mm slab with SL72 mesh, a thickened edge beam, and a single-day pour. No engineering certification because the shed itself is not a habitable structure and the kit supplier provides the slab design.
The variable that catches people out is the edge thickening. A shed slab poured to a flat edge will move at the perimeter under footing load and the kit shed will not sit square. We always pour a thickened edge (around 300mm wide by 300mm deep) even on non-engineered slabs. Half the slab failures we see in Sale on hobby sheds are flat edges on slabs poured ten years ago.
Garage slabs (domestic vehicle load)
A domestic garage slab in Sale, typically 30 to 50 m² for a double-bay, sits in the middle of the range. The increase over a shed slab is mostly thickness (we go to 125mm), the mesh spec (SL82 instead of SL72), and a deeper edge beam to handle vehicle wheel loads at the entrance. The slab still does not usually need engineering certification unless it is part of a permitted building under the BCA, but the spec is closer to an engineered slab than a shed pad.
House slabs (engineered, certified)
A house slab is a different category entirely. The slab design is set by an engineer based on a soil report (geotech). Most Sale house slabs end up as a stiffened raft slab or a waffle pod slab depending on the soil classification and the builder’s preference. The slab includes plumbing penetrations set out before the pour, an engineered reinforcement schedule, and a sequence of inspections (pre-pour, post-pour) that need to be booked and passed.
The per-square-metre rate looks higher than a shed slab but the work is genuinely more involved. Engineering certification, soil-classified reinforcement, plumbing coordination, builder’s membrane spec and the inspection sign-offs all add labour and material that a hobby shed slab does not need. A house slab quote should include all of these and the engineer’s drawings as a reference.
What pushes the price up
Soil reactivity
Sale and the wider Wellington Shire have mostly stable soils, but reactive clay through Traralgon, Morwell and Churchill bumps the engineering up a class (often M for moderate or H for highly reactive). That means deeper edge beams, more bar in the trench mesh, and a higher slab spec. Cost typically lands 10 to 20 per cent above the same slab on a stable site.
Access
If a concrete truck and a kibble can reach the slab directly, the pour is fast. Backyard slabs without machine access, slabs at the end of narrow rural driveways, and slabs uphill from the road all need a pump truck. Pump fees start at $1,200 to $1,600 minimum and climb depending on the rig.
Slope
A flat block pours easily. A sloping block needs step-downs, retaining detail in some cases, deeper edge beams on the low side. Steep blocks can add 15 to 25 per cent to the slab cost.
Plumbing and electrical penetrations
A house slab or a granny flat slab includes drainage, water service and electrical conduit set-out before the pour. Coordinating that with the plumber and the sparkie is part of the job and a line item on the quote.
Distance from the concrete plant
Plant cartage is built into the m³ rate inside a 15km radius of the batch plant. Beyond that, the supplier adds a per-kilometre rate. Long-haul rural jobs out the back of the Lakes or up the high country will run a bit higher per m³.
Town-by-town: what to expect
Sale and Wellington Shire
Mixed silt and older fill in town blocks. House slabs typically classify as S (stable) or A (slight) under AS 2870, which keeps the engineering reasonable. Wellington Shire’s building permit team is responsive. New estate blocks in Sale East and Wurruk usually pour straight up.
Traralgon and the Latrobe Valley
Reactive clay drives more M-class and H-class slabs through the Valley. Expect heavier mesh and deeper edge beams. A house slab in Traralgon often sits 10 to 15 per cent above the equivalent Sale slab once the engineering catches up.
Bairnsdale and East Gippsland
Town blocks pour straight up. Growth-corridor blocks toward Lucknow and the airport sometimes need a heavier base because they were paddock until recently. Rural shed slabs out toward Bruthen and Buchan often need extra cartage in the quote.
Paynesville and the Lakes
Sandy fill and a high water table on some streets. Geotech is worth the spend before a house slab in Paynesville. We often use a geo-fabric layer under the base and pay extra attention to drainage falls at the slab edge.
Stratford and the Avon flats
Stable river-flat silt. Rural lifestyle-block shed slabs are common and often large (12m by 8m and up). Access is usually good. Per-square-metre rate sits at the lower end of the range because the pour is straightforward.
Engineering, inspections and what passes
Three things separate a 'just a slab' quote from a slab that will pass building surveyor inspection on a permitted job:
- Engineered drawings from a structural engineer, based on a soil report, with the reinforcement schedule and edge-beam details called out
- Pre-pour inspection (steel inspection) before the truck arrives, with photos for the file
- Post-pour inspection and slab certification after the concrete has cured to handover strength
Garage and shed slabs that are not part of a permitted habitable structure do not need engineered drawings, but we still pour them to a known spec and document the reinforcement and the mix on the quote so you have a paper trail.
How long it takes
A hobby shed slab in Sale takes us between two and four days on site. Excavation and base prep one day. Formwork, membrane and mesh the next. Pour and finish in a single day. A house slab takes longer because of plumbing coordination, the larger reinforcement schedule and the inspection bookings. Plan on five to eight working days from first dig to certified pour, weather permitting.
A worked example: 36 m² double garage slab in Sale
A standard 36 m² double-bay garage slab in Sale, on stable ground with good access, in 2026 lands somewhere between $4,700 and $6,500. That includes excavation, crushed-rock base, damp-proof membrane, edge formwork, SL82 mesh, N12 bar in the edge beams, 32 MPa concrete, finish and curing program. Add $1,200 to $1,600 if a pump truck is needed because the slab sits behind the house with no machine access. Add 10 to 15 per cent if the equivalent slab is in Traralgon on reactive clay.
A quote that comes in well below those numbers is usually skipping the membrane, undersizing the mesh, or pouring to 100mm instead of 125mm. Save the money on day one, pay for it in cracking by year five.
Budget for the bits that get forgotten
- Plumbing penetrations and bedding on house slabs and granny flat slabs
- Set-out for tie-downs on kit sheds (the supplier’s plan calls these out and they need to be cast in before the pour)
- Step-down details from the slab to an outdoor patio if you want a flush threshold
- Saw-cut control joints (we always include but worth confirming)
- Pump-truck hire if access is restricted
- Spoil cart-away from a deep dig
Common mistakes to avoid
- Pouring a shed slab with a flat edge instead of a thickened edge beam
- Skipping the damp-proof membrane to save a hundred dollars (the slab will sweat from below for the life of the build)
- Letting the mesh sit on the ground instead of on bar chairs (the steel ends up in the bottom of the slab where it does nothing)
- Pouring without saw-cut control joints (the slab will still crack, but in places you do not want)
- Using a slab spec from a kit shed brochure for a slab that is actually carrying vehicle loads
